The property is maintained by the landlord. The goal is to meet the usual and customary needs for upkeep and preservation while assuring comfort and privacy for the tenant. All non-emergent maintenance will follow a published schedule agreeable to both landlord and tenant. Services include:
-Grounds keeping, including lawn care and tree/bush pruning.
-Winter snow removal from driveway. Entry path clearing.
-Monthly changes to water filtration system.
-Seasonal maintenance: screen and storm window changes to insure proper ventilation
-Annual window, floor and wall cleaning at the time of lease renewal.
-All emergency and as needed maintenance requested by tenant.
The landlord commits to working in good faith and being flexible in assuring that the property meets the needs of the tenant.
For tenants who travel or may not use the property full time, in their absence, the house will be managed relative to energy conservation, safety and readiness for usage. This plan will be developed with the tenant.
Tenants are responsible for keeping the house clean and for separating trash according tho the Town of New Boston recycling rules. The landlord will provide weekly trash removal.
Tenants may not alter the house interior including floors and walls. Smoking in the house is not allowed. Pets are not allowed.
For 12 month renewable leases:
$1650 per month payable on the 1st of the month. Rent includes the above services, all utilities as well as high speed WiFi internet and land line telephone with unlimited calling in the US and Canada. Cell phone reception is inconsistant in this area.
A security deposit $1650 is required.
Utilities include propane gas and electricity usage.
For seasonal rentals:
One to six months: $2200 per month payable on the first of the month.
For eight months: $2000 per month payable on the first of the month.
Seasonal rentals include; All utilities, Hi speed WiFi internet, landline phone and weekly trash removal
For safety and efficiency, the house has all new: gas furnace, high efficiency water heater, gas hearth stove in the living room, Rinnai heater in the dining room, fire and CO detectors inspected and approved by town and new approved electrical systems.
